Care UK, Castleoak Care Partnerships and Suffolk County Council
Working in partnership with Care UK, Castleoak Care Partnerships and Suffolk County Council, AKA were instructed to secure planning permissions for ten new care homes and ten new well-being centres across Suffolk as part of a £60 million investment programme. Upon completion the project will deliver a total of 680 specialist care beds and 250 day care places. All ten schemes secured planning permission within a 12 month programme.
Our role included leading a multi-disciplinary project team, framing the wider approach to community and stakeholder consultation and negotiating with the local authority in respect of the planning applications and any associated planning obligations.
A particular challenge was the need to deliver cost effective solutions and to ensure that a standardised care home model can be successfully integrated within each of the development sites.
Our in-depth knowledge of the care sector has been influential in negotiating with the various stakeholders and has also assisted the client in maintaining the viability of the projects. For example, as a direct result of representations submitted by AKA Planning, one local authority has reduced its draft CIL charge for Class C2 schemes from £65/sqm to zero.
We were selected for this prestigious project in light of an on-going instruction from Care UK to advise in respect of its portfolio of 111 care homes and its continued programme of expansion.
